Greenbaum partner Christine F. Li will moderate a seminar on “Mastering Community Associations” on Wednesday, April 9, 2025, from 9:00am – 12:40pm. The program will be presented as a live webinar by the New Jersey Institute for Continuing Legal Education (NJICLE) in cooperation with the New Jersey State Bar Association Real Property, Trust & Estate Law Section.

Representing community associations requires an understanding of the challenges that condominiums and planned real estate developments create and the community associations that respond to those challenges. From the development of these communities to how they are managed by homeowners and beyond, attorneys and other professionals need to be aware of the wide range of issues and applicable areas of law.

This program will review numerous aspects of association representation and give a foundation of the issues faced in this practice. Discussion will cover the underlying governing documents and the law, the adoption of rules and regulations, mandatory membership of owners in these associations, the authority of elected boards, the use of shared facilities and services, the mandatory payment of fees, remedies against noncompliant parties and the handling of disputes are some of the concerns which underlie this practice.

Chris is Chair of the firm’s Condominium & Planned Real Estate Development Practice. Her experience includes residential condominiums, and subdivided lot communities administered by associations, where she structures the interests of high-rises, single-family detached units, townhomes, stacked flats and duplexes. She handles all aspects of project registration with the New Jersey Department of Community Affairs (DCA) on behalf of developers and sponsors and the preparation of public offering statements, master deeds, declarations and other documents governing the association. She advises on regulatory issues arising within the jurisdiction of the DCA including public disclosure compliance, conversion and eviction laws, builder registration, new home warranty problems, consumer protection, community association regulations, and building or housing code violations.
