Greenbaum partner Steven G. Mlenak, who co-chairs the firm’s Redevelopment & Land Use practice, will be a presenter at NAIOP New Jersey’s 2025 “Annual Public Policy Symposium” on Wednesday, March 19, 2025. The program will be held at the Northeast Carpenters Apprentice Training in Edison, beginning at 8:45am.
The Annual Public Policy Symposium brings together commercial real estate leaders, industry experts, and policymakers to discuss the latest regulatory and legislative developments shaping the future of CRE. The comprehensive program agenda includes expert panels on key topics that are influencing both current and future real estate development across New Jersey.
Steve will participate in a panel discussion focused on “The Aspire Program: Legislative Reforms,” which will delve into this important financial incentive and its role in driving both commercial and residential development, including how tax credits are fueling growth and creating new opportunities for investment in the state. Other symposium highlights will include a “UCC Self-Certification Program Update” and a session on “State Land Use Regulations and Site Clean-up.”
Steve concentrates his practice in the areas of redevelopment, land use, zoning, and real estate development. He represents redevelopers, property owners and municipalities in all aspects of the redevelopment process and provides counsel regarding incentives and tax abatements available at the state and federal level, including the negotiation and drafting of financial agreements (PILOT) under the Long Term Tax Exemption Law. He is well versed in assisting clients in applications for grants under various Economic Development Authority (EDA) programs, including incentives under the Aspire Program for projects that are utilizing low-income housing tax credits (LIHTC). He serves on NAIOP NJ’s Legislative Committee.
