Dennis A. Estis, Steven Nudelman and Stacy M. Manobianca are the co-authors of “Construction Laws and Customs: New Jersey,” a new online treatise published by Practical Law, a division of Thomson Reuters. Mr. Estis is chair of the firm’s Construction Law Practice Group, of which Mr. Nudelman and Ms. Manobianca are members.
The treatise provides a Q&A guide to construction projects in New Jersey. The Q&A addresses state law and custom relating to public and private construction projects, including prompt payment laws, retainage, project delivery systems, contract forms and commonly negotiated terms, warranties, and licensing requirements for construction professionals. It also addresses payment and performance bonds, including any "Little Miller Acts," construction litigation statutes of limitation and pleading requirements, and the enforceability of specific clauses such as liquidated damages, limitations on liability, and no-damages-for-delay. Answers to questions may be compared across a number of jurisdictions using other Practical Law resources.
Mr. Estis concentrates his practice in complex litigation, particularly relating to construction, condominiums, general business disputes, alternate dispute resolution (ADR) and real estate. He has served as counsel to numerous developers, condominiums and cooperatives, several New Jersey municipalities, one of the major sewerage authorities in the state and a private school.
Mr. Nudelman counsels members of the construction industry in a variety of business disputes, including contract claims, Consumer Fraud Act violations, building and fire code violations and claims involving construction liens, municipal mechanic’s liens and surety bonds. His clients include owners, contractors and subcontractors, design professionals and suppliers.
Ms. Manobianca concentrates her practice in litigation, with an emphasis on construction litigation. She counsels owners and developers on matters involving public and private construction projects in New Jersey and New York. She also has experience in business litigation, providing legal representation to a range of clients that includes both international and family-owned businesses and companies in the pharmaceutical and technology sectors.
