Ms. Record concentrates her practice in community association law, dealing with the unique issues that impact common interest communities such as condominium and homeowner associations (HOAs) and cooperatives. She focuses on providing advice and guidance with regards to the interpretation, drafting and revision of governing documents including resolutions, rules and regulations and amendments. She has extensive experience in drafting and negotiating various service and single project contracts for her clients. She provides support to association boards in understanding their fiduciary responsibilities and compliance with applicable state and federal laws. 

Ms. Record counsels her clients in managing a broad range of issues, including their obligations with regard to disputes between unit owners and the association, disputes between unit owners, the collection of delinquent assessments, and the proper drafting and appropriate enforcement of community rules and regulations, including those impacting both individual homes and common areas.

In addition to providing counseling on day-to-day operational and maintenance responsibility issues, Ms. Record assists association clients in navigating complex contractual negotiations and disputes, including construction defect disputes with builders, as well as the negotiation of transition settlement agreements. She provides targeted and broad-based legal support that assists board members in mitigating potential issues before they escalate into costly legal concerns.

Ms. Record has lectured extensively on topics impacting common interest communities. Her efforts on behalf of the Community Associations Institute at both the state and national levels includes her serving in various leadership positions.
